House Rules – Villela Stay (Suites & Flats)

Welcome! To ensure your stay is comfortable, safe, and pleasant, we kindly ask you to observe the following rules:

Important:

The rental of suites or flats has a reduced rate and therefore does not include use of the swimming pool, barbecue, kitchen, or washer-dryer.

It is also not allowed to host parties, events, or play loud music, as common areas must be respected to avoid disturbing other guests.

1. Minimum Age

Rental only for guests over 18 years old.

Minors only when accompanied by parents or legal guardians.

2. Check-in and Check-out

Check-in: from 2:00 PM

Check-out: until 10:00 AM

Early check-in or late check-out (when authorized) grants access only to the reserved room, not to the common areas.

On the day of departure, outdoor cleaning starts at 8:00 AM.

3. Personal Items

Each guest must bring their own items: food, drinks, charcoal, matches, extra gas, additional toilet paper, hygiene, and cleaning supplies.

Items provided are an initial courtesy; restocking is the guest’s responsibility.

4. Smoking

Not allowed indoors.

Allowed outdoors, always using an ashtray.

5. Pets

Pets are welcome but are not allowed on beds, sofas, or furniture.

Any damages = guest responsibility.

6. Events and Visitors

Not allowed: commercial events, open parties, subleases, or charging admission.

Visitors only with prior authorization:

Day-use/event: R$ 80.00

Extra overnight guest: R$ 120.00/day

Occasional visitor: R$ 150.00 (flat fee, regardless of time spent)

7. Sound and Quiet Hours Law

Prohibited: DJs, live bands, powerful speakers.

Noise limits:

Up to 55 dB (7 AM – 10 PM)

Up to 45 dB (10 PM – 7 AM)

Requests to reduce noise must be followed immediately.

8. Condominium Rules

All condominium rules must be followed.

Gate remote control is given to the main guest → must always remain closed.

9. Jacuzzi, Spa, or Whirlpool

Use requires prior request + fee:

R$ 150.00 → 1 time per day, up to 3 hours.

10. Laundry

Host’s laundry not available.

Washer-dryer in the kitchen available with usage fee.

11. Dishes and Trash

Wash dishes before check-out.

Dispose of perishables and bag all trash.

12. Fines

Breaking rules → fine of 1 daily rate per occurrence.

Late check-in/out:

Up to 8h → ½ daily rate

Over 8h → 1 daily rate

If other guests are affected, the responsible party must cover full compensation.

13. Additional Fees

Extra guest: R$ 120.00/night

Day-use/event visitor: R$ 80.00

Jacuzzi: R$ 150.00

Barbecue: R$ 150.00

Pool: R$ 150.00

Kitchen: R$ 150.00

Broken glass/plate: R$ 20.00

Extra gas: R$ 150.00

Extra pool cleaning: R$ 150.00

Additional toilet paper: R$ 10.00/person

Air conditioning without need: R$ 50.00

Excessive electricity use: R$ 100.00

Extra cleaning supplies: R$ 100.00

14. External Situations

We are not responsible for supply failures (water/electricity) or natural events.

15. Damages and Lost Items

Damages → replacement cost will be charged.

Forgotten items are not our responsibility.

16. Responsibility

The main guest is responsible for all companions and visitors.

17. Maintenance

We perform constant maintenance.

Emergency repairs outside business hours may not be immediate.

18. Temporary Unavailability

Failures in amenities (e.g., air conditioning, jacuzzi, appliances) do not entitle to refund or reservation cancellation.
